Description
Purpose: Hilton Head Island Airports ATCT is due for rehabilitation and renovation. The building consists of: Ground-floor space containing access to the stairwell, a small hallway, a training/conference room, and an executive office. The second floor contains an electrical room housing climate control, communications and data racks, a computer station, and a small equipment closet with fire protection. The third floor includes the building's only bathroom with a sink, a breakroom with minor appliances, a sink, and a walk-out deck area. On the fourth floor is the ATCT operator area, accessed via a spiral staircase. This floor is dedicated to tower controllers and contains blacked-out paint, surround counters, and panoramic glass for 360 viewings. Outside access to the debris sprinklers and the tower roof is also located on this floor. The tower roof contains multiple weather indication equipment, antenna, and lightning control devices. Descriptions of Rehabilitation: Ground Floor: New paint and flooring throughout. Stairwell: Inspect and assess the steel fire retardant material, replace or repair as needed Second Floor: Paint, asses, repair, or replace mini split, re-organize electrical. Third Floor: Paint, flooring where required, repair damaged doors Fourth floor: Replace carpet throughout, Paint interior, Repair ceiling (leaking), assess, repair, or replace as required the drop-down access stair to the roof, Remove and install new countertop and cabinets tailored to communications and computer equipment, assess the exterior sprinkler system and repair or replace as required, and install plumbing and a Temporary Toilet system. Re-organize, remove unwanted electrical items as required. Roof: Replace or repair the roof to eliminate leaking and future wear. Assess and repair or replace the antenna and lightning control rods. If possible, remove the airfield light beacon and install it on the roof. Exterior: Assess and inspect all windows and doors. Repair or replace them with energy-efficient replacements as required. Power wash, repaint the exterior, and repair any rot or broken stucco as needed. Time: The airport encourages this project to be completed within 30 days of notice to proceed. Air Traffic Controllers' work hours conform to the commercial and General Aviation schedules. They typically open at 7:00 a.m. and close at 9:00 p.m., seven days a week. Most work can be performed during working hours, but some work may need to be performed outside of the posted work hours.
