Description
The Tampa Bay Rays, in cooperation with the City of St. Petersburg, are seeking to engage a firm or joint venture or partnership (“JV”) formed by agreement or a corporate entity comprised of the joint venturers, from qualified firms of JVs, (the “CM”) interested in providing construction management at risk (“CMAR”) services as described in Appendix A associated with the construction of a new Major League Baseball ballpark (“New Ballpark”) in St. Petersburg. The selected CM must be experienced in preconstruction services and construction management of major league sports facilities and with construction of major projects in the Southeast sector of the United States and/or State of Florida. The selected CM will be retained initially to provide comprehensive preconstruction services; and if such services are performed satisfactorily, and the CM and the Rays arrive at a mutually agreeable Guaranteed Maximum Price (“GMP”), the selected CM will continue as CM for the construction, commissioning and close-out of the New Ballpark. The CM will be expected to mobilize immediately upon Notice to Proceed so that the New Ballpark can be constructed and occupied no later than January 2, 2028. The New Ballpark will serve as the home to Rays baseball games and as an event venue and gathering space for other large events (concerts, sporting events, festivals) and community gatherings (graduations, meetings, youth sports). The New Ballpark will be located on 10 to 15 acres and is expected to comprise a footprint between 850,000 and 950,000 square feet. The New Ballpark will be an enclosed, covered, and conditioned building to ensure fan comfort and protection from the elements. It is anticipated that portions of the New Ballpark will remain open and accessible to the public on game days and non-game days alike. Building capacity for Rays games is expected to be around 30,000 fans, with a goal of providing the most intimate experience and exceptional sight lines in MLB. Preliminary program and concept design includes a variety of seating types across three levels including the lower bowl, mezzanine bowl, and upper bowl. A variety of seating types will include premium clubs and suites, traditional and modern general seating, and flexible viewing areas, decks, and social gathering spaces for all fans. Much like the innovative approach utilized in the team’s front office operations, the Rays’ approach to designing and constructing the New Ballpark will be headlined by innovation, creativity, boldness, and connectivity. The team’s objective in designing and constructing the New Ballpark is to create a baseball and entertainment experience like none other, in a facility that brings together the entire Tampa Bay community. The New Ballpark will offer a variety of family-friendly amenities, social spaces, and viewing areas providing for a seamless transition between the stadium experience and game action.
