Request For Qualifications Construction Manager at Risk Services Sacramento International Airport Terminal A Restroom Rehabilitation Project

The County of Sacramento Department of Airports is seeking a qualified firm, partnership, corporation, association, persons, or professional organizations as construction manager at-risk (“CMAR” or “Firm”) to perform pre-construction and construction services for the Sacramento International Airport Terminal A Restroom Rehabilitation Project (Project). The new design of the restrooms follows several principles: Increase privacy and safety by providing private individual water closet rooms Increase comfort and experience with a more open space, better-balanced lighting, and implementing calming color schemes Increase ease of maintenance by consolidating areas that require frequent attention and servicing Increase user-friendliness by incorporating modern sensor activated devices and smart technologies Maximize space layout by arranging spaces according to activities and providing flexibility for future modifications and conversions The Department envisions construction to be completed no later than June 2024 or sooner. In general, the selected CMAR delivery method will involve two parts: Preconstruction services including review of the design documents and cost estimate prepared by the County’s consulting architect, value engineering (VE) and constructability/means and methods analysis, and recommendations for design changes. Additional preconstruction services to prepare an overall project schedule, draft cost estimates and final cost proposal in the form of a Guaranteed Maximum Price (GMP), and Construction of the project The Department of Airports will be seeking a Federal Grant for this work. The estimated total construction cost for the Project is $8 Million. The project cost including construction and all other soft costs, allowances and contingencies is estimated to be $12 Million.
