(1) Vendor needs to provide computerized maintenance management system. – Provide Computerized Maintenance Management System (CMMS) to serve as a centralized platform for Facilities Maintenance work management, providing tools for maintenance planning and scheduling, work order tracking, asset tracking, and the coordination of maintenance workshop activities.– This solution will replace many manual and duplicative processes by providing a centralized platform to track assets, manage work orders, schedule preventive maintenance, and monitor inventory.– The CMMS shall allow Presentative Maintenance (PM) rules to be set for each type of asset (e.g., bus stop, forklifts, snow blowers, generator, etc.). – The CMMS asset management module shall act as a digital database that records asset information including serial numbers, original price, vendor purchased from, installation date, anticipated replacement date, maintenance history, precise location and zone, connects parent to child hierarchy, stores replacement part specifications, and equipment warranty.– The CMMS should allow core building systems such as HVAC, electrical, and building structures to be tracked and managed.– Space and planning module shall support tracking the physical location of individual employee, team, departments.– CMMS shall provide real time dashboard and reports customizable based on user roles for key maintenance metrics such as work order completion rate, preventative maintenance rates and asset tracking. Ability to filter reports, create custom reports, print and export reports.(2) All the questions must be submitted no later than August 3, 2026.
