Description

Project Description: The project includes tenant improvements to the existing Seattle Public Utilities offices on floors 44, 45, 46, 47, 48, 49, and 50 of Seattle Municipal Tower. The work is approximately 140,874 sf and includes demolition, structural reinforcement, construction of new walls, installation of doors, glazing and frames, built-in casework, ceiling revisions, sprinkler, plumbing, mechanical, electrical, and fire alarm revisions, finish work, and coordination with owner furnished and installed equipment (furniture systems, IT cabling, AV systems, security systems, signage, etc.) per plan. The work is divided into three separate schedules, separated by 2 weeks in between the finish and start of each schedule; permitted separately. Schedule dates to be coordinated with the owner. Schedule 1 includes floors 46 and 48. The start dates of the floors within this phase need to be staggered by a minimum of two weeks. Floors are to be completed in the following order: 46 and then 48. Schedule 2 includes floors 44 and 45. The start dates of the floors within this phase need to be staggered by a minimum of two weeks. Floors are to be completed in the following order: 44, and then 45. Schedule 3 includes floors 47, 49, and 50. The start dates of the floors within this phase needs to be staggered by a minimum of two weeks. Floors are to be completed in the following order: 47, 49, and then 50. Project alternates and allowances also listed in plans and specifications. Alternate No. 1: Remove the Replacement of Freight Elevator Lobby CIR3 Double Doors, Frames, and Hardware. Base Bid includes the replacement of Freight Elevator Lobby CIR3 double doors, frame, and hardware with new double doors, frames, and hardware. Alternate (Deductive) No. 1 includes removing the replacement of Freight Elevator Lobby CIR3 double doors, frame, and hardware from Scope of Work. Existing doors and frames to be painted. Existing hardware to remain. New 34” x 30” kickplates to be furnished and installed on existing door surfaces. Alternate No. 2: Remove the Furnishing and Installing of Wall Coverings WC 1–4. Base Bid includes the furnishing and installing of wall coverings WC 1–4. Alternate (Deductive) No. 2 includes removing the furnishing and installing of wall coverings WC 1–4 from Scope of Work. Includes the application of two coats of paint on the walls instead. Alternate No. 3: Remove the Furnishing and Installing of Ceiling Tile ACT 3 and ACT 5 with Light Hoods. Base Bid includes the furnishing and installing of ceiling tile ACT 3 and ACT 5 with light hoods. Alternate (Deductive) No. 3 includes removing the furnishing and installing of ceiling tile ACT 3 and ACT 5 with light hoods from Scope of Work. Install ACT 4 instead. Alternate No. 4: Remove Construction of Wall Types 3 and 4 and Instead Construct Wall Type 2. Base Bid includes construction of Wall Types 3 and 4. Alternate (Deductive) No. 4 includes removing construction of Wall Types 3 and 4 from Scope of Work and instead constructing Wall Type 2. Remove from Scope of Work the modifications to ceiling grid and tile required for the construction of Wall Types 3 and 4. Alternate No. 5: Remove All Work at Building Core Restrooms. Base Bid includes replacement of finishes and lighting at building core restrooms, removal and reinstallation of restroom accessories and plumbing fixtures, and the furnishing and installing of new or relocated door operators where noted. Alternate (Deductive) No. 5 includes removing all work at building core restrooms from Scope of Work. Restroom doors and frames to be painted at hallway CIR2 side only. Existing door operators to remain but any new or relocated operators to be removed from Scope of Work. Alternate No. 6: Remove FSC Certification Requirements for All Wood Products. Base Bid includes FSC certification for all wood products used on project. Alternate (Deductive) No. 6 includes removal of FSC certification for all wood products including doors, frames, casework, etc. Alternate No. 7: Remove the Furnishing and Installing of Acoustic Panels (AP 1–3). Base Bid includes the furnishing and installing of acoustic panels (AP 1–3). Alternate (Deductive) No. 7 includes the removal of the furnishing and installing of acoustic panels (AP 1–3) from Scope of Work. Alternate No. 8: Floor Leveling at Boardroom 4503. Base Bid includes floor prep required for installation of carpet tile and adhesive application per floor manufacturer’s recommendations. Alternate (Additive) No. 8 includes applying cementitious self-leveling floor compound at existing concrete floor slab at Boardroom 4503. Alternate No. 9: Carpet Disposal. Base Bid includes palletizing demolished carpet tile, stretch wrapping pallets, and delivery of pallets to loading dock. Pallets provided by contractor. Alternate (Additive) No. 9 includes disposal of demolished carpet tiles. Engineer's Estimate: Base Bid: $21,020,864; Alternate No. 1 ($41,743); Alternate No. 2 ($156,847); Alternate No. 3 ($148,715); Alternate No. 4 ($155,171); Alternate No. 5 ($627,538); Alternate No. 6 ($68,262); Alternate No. 7 ($279,712); Alternate No. 8 $14,531; Alternate No. 9 $25,323.
