RFQ #20260615-CMR - CMR for Student Housing and Innovation Hub

Northeast Ohio Medical University (NEOMED), 4209 St Rt 44, PO Box 95, Rootstown, Ohio, 44272, requests interested vendors to submit qualifications for Construction Manager at Risk (CMR) to provide Pre-Construction and Construction Services for new construction of the Graduate Student Apartment Housing and Innovation Hub facility at the Rootstown campus. The project site is located north of the Medical Office Building and east of The Village apartments. The building layout had been conceptualized from a recently completed master plan study. The structure will be approximately 150,000 square feet. Features of this facility include a one or two floor multi-use innovation hub for academic and collaborative programming by NEOMED. The additional floors will be dedicated to 130 single unit apartments for graduate student housing. Each approximately 500 sf unit will include furnished bedroom, bathroom, kitchen, living area, and washer-dryer. The selected CMR is anticipated to be contracted as schematic design commences. An early site package and/or multiple GMP procurement packages are anticipated to be included to meet construction schedule. Professional design services have been acquired by the Contracting Authority under a separate contract. The Program of Requirements (“POR”) will be developed as a part of this project by the Architect/Engineer (“A/E”). All aspects of the project and related issues will be implemented and operated consistently with the Contracting Authority and/or Owner’s policies and procedures.
