(1) Vendor needs to provide commercial real estate advisory, brokerage, transaction, and business recruitment services to the government authority located in Bentonville, AR. – Serve as the city’s strategic advisor and, when specifically authorized, its broker and transaction representative in connection with city real estate and business recruitment activities.– Translate city priorities into target profiles for businesses, tenants, developers, investors, and operators.– Develop and maintain a qualified prospect pipeline, including source, fit, site or space needs, decision timeline, next action, responsible party, and status.– Responsive, market–connected partner capable of helping the city evaluate, acquire, sell, lease, ground lease, reposition, and market real property.– Identify and recruit prospective businesses and development partners.– Manage individual assignments from initial strategy through closing or lease execution.– Obtain timely, defensible market intelligence and opinions of value.– Prepare broker opinions of value using appropriate sales, income, and land residual analyses.(2) The contract period will be for one year.
