(1) Vendor needs to provide commercial development analysis and retail recruitment services to the government authority located in McMinnville, TN. – Provide commercial development analysis and retail recruitment services, including market research, trade area and demographic analysis, retail gap or void analysis, real estate and focus property identification, and proactive recruitment of retailers, restaurants, developers, and tenant representatives on the city's behalf.– Retail and Restaurant Recruitment:• Development of a realistic, prioritized target opportunity list of retailers, restaurants, and hospitality brands.• Proactive outreach to developers and tenant representatives on the city's behalf.• Representation of the city at relevant industry conferences to position development opportunities.– Research and Market Analysis:• Radius, drive–time, and custom trade area analysis• Customer journey and consumer trsavel pattern analysis using mobile device or comparable location–based data.• Demographic trend analysis (historical, current, and projected).• Consumer spending pattern and household expenditure analysis.– Real Estate and Focus Property Identification:• Cataloging of local commercial properties suitable for development, redevelopment, or higher–and best–use, including maps, aerials, and site–specific contact information.• Ongoing identification and marketing of focus properties to developers and tenant representatives.– Reporting and Communication:• A shared project workspace or portal through which research, analysis, and recruitment updates are delivered to the city on an ongoing basis.• Quarterly progress updates at minimum, or more frequently as recruitment activity warrants.(2) All the questions must be submitted no later than July 17, 2026.
