(1) Vendor needs to provide downtown development services to the government authority located in Ozark, MO.– Developer shall take all actions necessary, at developer's expense, to prepare and produce documents to construct the new facility, taking into consideration and remaining consistent with the redevelopment plan for this area.– Developer shall, at developer's expense, prepare and produce site plans which shows thegeneral location of infrastructure, lots, land uses, etc. – Developer shall, at developer's expense, obtain all necessary parcels and replat the parcels into a single tract of land.– Recent developments create new destinations for travellers who want to visit the historic downtown area.– These new uses include restaurants, retail, civic and public services, and recreational opportunities.– However, there are some lacking services to support quality of life elements, nighttime activity, overnight and weekend stays, and opportunities to maintain longer daytime visitors.
