(1) Vendor needs to provide garage management and operation services to the government authority located in Cincinnati, OH. • Operation of garage:– Manager shall use the Garage, and shall permit the garage to be used, only for parking and parking related purposes. – Manager agrees to charge only those parking rates set by the agency.• Consulting services;– Assist and provide consultation to the agency on all parking matters concerning the garage. – Such matters, may include, the development of parking strategies which will mitigate negative impact to event and daily parking, the development of parking strategies during any construction or reconstruction of streets within surrounding areas, appropriate parking rates, customer service enhancements and to assist in the maximization of revenue opportunities to the agency.• Administrative services: Provide the following administrative services: – Assist the agency in the procurement of items, e.g. draft specifications, secure proposals from contractors– Evaluate and recommend to the agency potential contractors.– Administer contracts entered into by the agency with respect to the garage– Review, and approve, if appropriate, all invoices submitted by contractors doing business with the agency with respect to the garage– Promptly notify agency of a contractor’s breach or default under the terms of the agency’s contract with the contractor with respect to the garage. • Routine maintenance and repair of garage:– Manager is responsible for performing, or causing the performance of, the routine maintenance and repair of the garage.– Preventive or routine maintenance and repairs which are described in operating manuals for the components as regular, periodic maintenance or repair procedures.– Regular maintenance and repair procedures for any HVAC system, including, periodic cleaning, lubricating and changing of air filters.– Grounds keeping and landscaping.• Security: Manager shall be responsible for the safe, orderly, sanitary and secure use of the garage, 24 hours a day, 7 days per week.(2) All the questions must be submitted no later than September 23, 2026.
