(1) Vendor needs to provide turnkey maintenance services to the government authority located in Fort Wayne, IN. – Provide turnkey maintenance services for vacant apartment units, work orders within occupied and unoccupied apartments, common–area maintenance work, and after–hours and on–call maintenance services at agency properties. • Apartment turnkey / vacant unit services:– Complete assigned repairs and maintenance identified during the vacancy and turn process.– Inspect and repair doors, locks, hardware, windows, screens, and related components.– Repair walls, ceilings, drywall, trim, baseboards, and other surfaces as assigned.– Repair or replace flooring components as authorized.– Inspect and repair plumbing fixtures, drains, faucets, toilets, supply lines, and related components.• Apartment work orders, occupied and unoccupied units:– Respond to work orders issued by agency.– Coordinate entry with agency and comply with applicable resident–notice and access requirements.– Diagnose the reported condition and identify related deficiencies when observed.– Perform authorized repairs within the contractor scope and skill level.• Common–area work orders:– Entryways, vestibules, hallways, stairwells, corridors, and common rooms.– Community rooms, offices, laundry rooms, maintenance areas, and other common facilities.– Common–area doors, locks, closers, hardware, windows, and screens.– Common–area plumbing fixtures and routine plumbing repairs.• After–hours and on–call emergency maintenance:– Emergency water leaks or significant plumbing failures.– Loss of essential building services when contractor response is required.– Electrical hazards or urgent electrical failures within the contractor authorized scope.– Security–related maintenance emergencies, including certain lock or door failures.(2) All the questions must be submitted no later than September 11, 2026. (3) The contract period will be for one year.
