(1) Vendor needs to provide design and construction architectural services to the government authority located in San Angelo, TX.1. Existing design evaluation and budget alignment:– Evaluate constructability and completeness of the existing design.– Validate current cost estimates against current market conditions.– Develop recommendations to reduce project cost while maintaining operational functionality, life–cycle value, accessibility, and project objectives.2. Design revisions:– Revise architectural plans and specifications.– Coordinate all engineering disciplines.– Update code analysis.– Update accessibility compliance.3. Procurement assistance:– Assist in preparing bid packages.– Respond to bidder questions.– Issue addenda.4. Construction phase services/owner representation services:– Attend preconstruction meeting.– Attend progress meetings.– Review contractor submittals.– Review shop drawings.– Review change order requests for technical merit and cost reasonableness.– Review contractors pay applications.– Conduct periodic site observations.– Monitor construction quality and conformance with the contract documents.– Advise the city regarding schedule impacts.(2) All question must be submitted no later than August 25, 2026.(3) A contract period will be for one year.
