(1) Vendor needs to provide developer services to the government authority located in Atlanta, GA.– The following scope of work includes but is not limited to some of the tasks that the Developer would undertake:• Conduct environmental review• Refine development concept and financial model• Negotiate agreement terms and conditions with County• Obtain project entitlements• Secure project funding– Executive Summary– The executive summary shall include the following information:1. Provide the legal name of the entity responding to this proposal.2. Provide the business type of the entity responding to this proposal (i.e. Joint Venture, Partnership, etc).3. Briefly summarize the Firm’s background and any distinguishing qualities or capabilities that uniquely qualify the Firm for this project.– Provide an expression of the Firm’s interest in being selected. Explain the make–up of your team and what each entity brings to the project, its role, role, and future County benefits.– Project Concept and Outreach1. The respondent should describe the uses, project size, site orientation, and other project characteristics, including any uses, amenities, and/or features that would benefit the greater community.2. The respondent should provide its plan for obtaining entitlements and state any required variances or zoning changes that it would seek through the approvals process.3. The respondent should state any assumptions regarding expectations of County.– Project Funding and Financing1. The respondent should describe the overall approach to project funding and financing. Identify sources of funding, holding periods, and other assumptions related to funding and financing the project.2. The respondent should specify any third parties that will provide ongoing property management, operations, and/or maintenance and provide their qualifications as a team member.3. The respondent should state all market assumptions related to construction costs, financing costs, rents, capitalization rates, etc. in relation to your proposed project schedule.(2) The contract period will be for one year.(3) All the questions must be submitted no later than August 20, 2026(4) Pre–bid meeting will be held on August 12, 2026
