HAHT Condo Renovation and Repairs

This Request For Quotes (RFQ) is bid under M.G.L. c.149 and since it is estimated to cost less than $50,000.00, Hingham has invited 3 qualified bidders to respond, as required. This is a Prevailing Wage job; Wage Schedule is in Attachments section. This project includes renovations of an existing two-bedroom condominium unit located at 18K Beal’s Cove, Hingham, MA 02043; the condo is one of 198 units that were constructed in this development in 1989. The renovation also includes plumbing and electrical work (description of work needed in Scope of Work section ). The Hingham Affordable Housing Trust ("HAHT") requires General Contractor Services to perform certain renovations and repairs to a condominium unit in Hingham, MA. The Trust’s Staff has created specifications and a design selection document that outlines the work being requested. They include but are not limited to updates to the kitchen flooring, counters, backsplash, lighting, and appliances. The bathtub drain needs to be replaced by a plumber; access for this repair will be through the bathroom wall; wall will need to be repaired and painted after bathtub repair is completed. A new vanity and vanity mirror, as well as a new vent is needed, and other bathroom items (towel bars etc.) will need to be replaced/installed as well. Sliding door to deck will need to be replaced, as well as two-bedroom windows that have lost their seal. Screens to be replaced as identified in the scope of work and all metal bi-fold doors to be replaced with wooden bi-fold doors. For safety purposes, repairs are needed to shore up or replace the railings located on the deck and all railings and decking will need to be sanded and painted. Staff will obtain approval for any work on the deck from the Condominium Association.
