(1) Vendor needs to provide construction manager at–risk services to the government authority located in Seguin, TX. • Pre–construction services:– Prepare cost estimates for the following design milestones: Schematic Design 100%; Design Development 100%; and 50%, 75%, and 100% Construction Documents.• Bidding services: – Serve as general contractor to complete all work for the bidding and construction of the project.– Review competitive sealed bids from the various contractors and make recommendations to the agency.• Construction services:– Prepare, execute, and manage contracts with the contractors/sub–contractors.– Coordinate and direct the work of the subcontractors.– Conduct a general pre–construction meeting and an in–depth pre–construction meeting with all major sub–contractors prior to the start of their scope of work.– Provide temporary job site facilities and services.– Provide staff to consist of full time one site sr. superintendent and project engineer.– Provide site security and controlled site access.(2) All the questions must be submitted no later than July 16, 2026. (3) Mandatory pre–bid meeting will be held on July 13, 2026.
