(1) Vendor needs to provide comprehensive renovation service to the government authority located in Tifton, GA.• The renovation scope will include comprehensive renewal and upgrade of the (largely original) mechanical, electrical, and plumbing systems, including the conversion from two to four pipe chilled and hot water distribution to aid in dehumidification and indoor air quality.• The scope also includes building envelope renewal (a new roof and the replacement of the large, historically significant single pane windows) and upgrades for building and accessibility code compliance (including an elevator).• Interior renovation scope includes targeted reconfiguration to support new functions and the renewal or replacement of interior finishes and fixtures.• Program Validation/Cost Model• Existing Site Conditions Analyses• Measured Drawings of Existing Site Conditions as Needed• Conceptual Design• Schematic Design• Design Development Documents• Multiple Component Packages (if using CM at–Risk delivery method)• Guaranteed Maximum Price (GMP) Documents• Construction Documents• Construction Administration(2) The contract period will be for one year.
