(1) Vendor needs to provide land license rental rate study and appraisal services to the government authority located in Atlanta, GA. • Analyze the full corridor and define geographic submarkets based on surrounding retail makeup, land use, trail traffic, development activity, and neighborhood character• Compile retail market comparables, land lease transactions, and relevant market data• Deliver a map exhibit illustrating submarket boundaries along the corridor• For each submarket, identify and analyze market comparables including retail leases, ground leases, land lease transactions, and comparable outdoor/patio licensing rates in similar urban environments.• Report a supportable per square foot market rental rate on surrounding retail space for each submarket.• Evaluate whether a percentage of retail market rent approach is appropriate and defensible for Beltline land licensing.(2) All the questions must be submitted no later than Oct 26, 2026.
