(1) Vendor needs to provide real estate portfolio consultant services included participation in diversified strategies including separately managed accounts, joint ventures, co–investments, commingled funds, publicly–traded, real estate debt and equity investments, and other diversifying real estate assets and special situation strategies to the government authority located in Tigard, OR.– Assist in the development of Real Estate Portfolio policies, objectives, guidelines, procedures and portfolio strategy– Research real estate investment market trends and capital market trends and provide results or summaries to Treasury, upon request– Review and consider investment proposals and transactions from potential and existing investment managers.– Assist with the negotiation of partnership terms and legal documents, as requested. Assist with the modeling of distribution waterfalls and incentive compensation arrangements.– These activities may include, but will not necessarily be limited to the following:a. Market research on a specialized sector or geography;b. Landscaping of all relevant managers/investment partners within a given strategy space; c. Research on new investment structures;d. Fee analysis on prospective transactions; e. Assessment of manager/partner property–level underwritings(2) All question must be submitted no later than October 14, 2026.
