(1) Vendor needs to provide vacant unit turn services to the government authority located in Rome, GA. – Provide comprehensive vacant unit turn services for residential units owned or managed by agency.• Complete initial move–out inspections of assigned vacant units, determine costs that are the responsibility of the former resident, and develop the scope of work required to restore the units to rent–ready condition.• Secure each unit during the work period and immediately report unsafe conditions, vandalism, suspected infestation, environmental concerns, or damage beyond the routine scope.• Complete all authorized work within the 7 calendar days of assignment.• Remove debris, construction waste, abandoned personal property, and all contractor–generated waste.• Provide final cleaning, touch–up, and detailing so the unit is ready for occupancy inspection.– Cleaning, Trash–Out, and Sanitation• Remove trash, debris, abandoned items, and non–salvageable materials.• Clean kitchens, bathrooms, bedrooms, living areas, closets, utility areas, windows, window tracks, doors, cabinets, drawers, fixtures, appliances, vents, floors, baseboards, and interior surfaces.• Clean, disinfect, and deodorize units as necessary.• Remove stickers, nails, hooks, adhesive residue, grease, mildew staining, cobwebs, and minor surface buildup.• Prepare the unit for pest treatment when directed, including cleaning, disposal, and access coordination.– Repairs and Maintenance• Repair or replace damaged doors, trim, baseboards, shelving, blinds, screens, thresholds, hardware, locks, stops, cabinets, countertops, drawers, hinges, pulls, and related components.• Patch holes, cracks, nail pops, drywall damage, and other wall or ceiling defects.• Perform minor carpentry, caulking, sealing, weatherstripping, and adjustment work.• Repair or replace smoke alarms, carbon monoxide alarms where applicable, batteries, globes, switch plates, outlet covers, doorstops, and other routine components.• Identify and report suspected structural, mold, asbestos–containing material, lead–based paint, fire damage, or other conditions requiring specialized assessment before proceeding. – Painting and Surface Preparation– Flooring– Plumbing, Electrical, HVAC, and Appliances– Exterior and Unit–Related Grounds Work(2) All the questions must be submitted no later than August 31, 2026.
