(1) Vendor needs to provide construction manager at risk services to the government authority located in Lexington, SC.– Participate in design–progress, program, coordination, and decision meetings.– Prepare and maintain a master program schedule and detailed schedules for each proposed package, including design decisions, reviews, permits, bidding, procurement, shutdowns, construction, commissioning, closeout, and occupancy.– Perform documented constructability, completeness, coordination, maintainability, phasing, logistics, safety, and code–interface reviews at agreed design milestones.– Evaluate labor and material availability, escalation, market conditions, long–lead equipment, and supply–chain risks.– Prepare progressively detailed open–book cost models and estimates reconciled to the preliminary construction budget and explain variances.– Evaluate alternatives, life–cycle implications, energy performance, cost reductions, and value enhancements without reducing required function or quality.– Develop a subcontracting and bid–package plan that promotes adequate competition, identifies licensing needs, and supports small, minority, women–owned, and local business outreach consistent with law.(2) All the questions must be submitted no later than October 7, 2026.
