(1) Vendor needs to provide owner representative services including preliminary design, final design, bidding, construction observation, and incidental related services such as geotechnical and subsurface investigations and topographical surveying to the government authority located in Eugene, OR.• Attend/organize/conduct meetings with City staff, the City’s consultants, City Council and members of the public, as necessary.• Provide regular written and oral project updates to staff, City Council and others.• Manage the project Budget, including a monthly project budget report.• Manage the project Schedule, including a monthly project schedule report.• Maintain records in an orderly manner including: Correspondences, Contract Documents, Change Orders, Construction Change Directives, the Architect's Supplemental Instructions, construction change logs, supplementary drawings, requests for payment, and another important project documentation.• Perform regular review of design progress, including reviews at design milestones.• Focus on budget conformance, schedule conformance, constructability, building performance, and operations and maintenance(O&M) performance(2) A non–mandatory virtual pre–proposal conference will be held on September 30, 2026.
