CONS-21948 - USA (Marion, Florida) - Construction Manager at Risk Service - Deadline August 5,2026

(1) Vendor needs to provide construction manager at risk service to the government authority located in Marion, FL.• Provide complete construction management services to include design and cost verification estimates, constructability review, schedule development, value engineering, and Guaranteed Maximum Price (GMP) development and contract with electrical, mechanical, and site contractors for completion of project in a timely and professional.• The construction manager at risk (CMR) shall be responsible for bidding all aspects of the work to qualified licensed sub–contractors and ensuring the selected teams are fully competent and able to perform the entire scope of work as shown on the construction documents• The CMR will be held accountable for completing all aspects and phases of the project on time and on or below budgetengineering (VE), and budgeting.• Preliminary project scheduling.• Phased construction planning.• Preliminary cost estimates throughout design phase.• Long–lead and direct purchase item identification, scheduling, and ordering.• Work with the assigned Architect/Engineer Team, schedule and attend meetings with Marion County Facilities designee.• Provide recommendations regarding construction feasibility, labor availability, material usage, time requirements, and probable completion dates based on project plans.• Review the prototype design and provide recommendations regarding site adaptation requirements and constructability.• Prepare cost estimates for alternative designs and material recommendations to improve project budget and its management.• Update cost estimates as needed for project approval.• Coordinate and prepare project schedules for the Construction Team.• Prepare Guaranteed Maximum Price (GMP) and/or fixed cost proposals to include any construction, material, labor, self–performed work, and management cost detailing each area of the proposal.(2) The contract period will be for one year.(3) All the questions must be submitted no later than July 24, 2026
