(1) Vendor needs to provide owners’ representative service to the government authority located in Chicago, IL. – provide comprehensive Owner’s Representative services for the project. – The selected Consultant will serve as an extension of agency’s project management team and provide oversight, coordination, administration, and compliance monitoring throughout the pre–construction, construction, and closeout phases.1. Pre–Construction Services:• Review the project scope and contract documents and identify potential conflicts, omissions, or discrepancies.• Review proposed change orders, scope modifications, and material substitutions and provide recommendations to the Owner for approval.• Review the project schedule and identify potential conflicts, risks, long–lead items, and other factors that may impact project completion.• Proactively identify potential project impediments and coordinate timely corrective actions.• Coordinate with the Owner, Architect/Engineer, General Contractor, consultants, vendors, and other project stakeholders to establish project goals, responsibilities, communication protocols, and procedures.2. Construction Phase Services:• Review and monitor the General Contractor’s project schedule on a weekly basis and monitor and ensure compliance with established milestone dates and contractual schedule requirements.• Identify actual or potential delays and coordinate appropriate corrective action to maintain the approved project schedule.• Attend and participate in weekly construction meetings and monthly project meetings with the Owner, Architect/Engineer, General Contractor, and other project stakeholders, as applicable.• Conduct periodic site observations in coordination with the Architect/Engineer and review applicable inspection and observation reports.• Monitor construction progress and monitor and ensure compliance with the approved scope of work, contract requirements, plans, specifications, and project schedule.3. Inspection, Punch List and Completion(2) All the questions must be submitted no later than September 25, 2026.(3) The contract period will be for two years. (4) Pre–bid meeting will be held on September 22, 2026.
