Scope of work includes: HISTORIC PRESERVATION & BUILDING ENVELOPE ● Repair and selective in-kind replacement of the building's 77 historic wood windows, per assigned repair criteria ranging from routine maintenance to full replacement ● Cleaning, repointing, crack repair, and selective in-kind replacement of exterior brick, terra cotta, and granite cladding and architectural detailing ● Repair and weatherproofing of exterior entry doors ● Replacement of the decorative exterior frieze and restoration of cultural murals ROOFING ● Full removal and replacement of the built-up roofing system and rigid insulation ● New sheet metal flashing, walking pads, and fall-protection anchors INTERIOR ● New floor finishes (carpet, hardwood/engineered wood, linoleum, luxury vinyl tile) and interior painting throughout ● New interior sunscreens at specified rooms ● Selective interior demolition and partition work MECHANICAL, ELECTRICAL & TECHNOLOGY ● Replacement of the HVAC system (rooftop air conditioning units) and associated controls ● Full interior lighting retrofit (LED fixtures and lighting controls) and electrical branch wiring / power upgrades ● Plumbing and fire protection system updates as required SITEWORK & DEMOLITION ● Site demolition, storm drainage improvements, and site protection
