Vendor needs to provide telephone answering service.– Services are required Monday through Friday, 8:00 a.m. to 5:00 p.m. or at times when the work order line is unanswered; 12:00 p.m. – 1:00 p.m. weekdays, after hours beginning at 5:00 pm to 9:00 am weekdays, and 24 hours a day on Saturday, Sunday and holidays–  Answering within 4 rings or providing a recorded message identifying that it is the answering service,–  The answering service's operators will record on a log, the caller's name, physical address to include unit number, telephone number, the date and time the call was received, a brief description of the business matter or the nature of the emergency, the exact location of the problem, if it's OK to enter the unit if no one is home, if there are any pets in the unit, and the name of the maintenance person that was dispatched. All applicable calls will be documented.
