(1) Vendor needs to provide real estate brokerage, appraisal and auctioneer services to support thedisposition of municipal property, including tax title foreclosures and surplus asset sales to the government authority located in Andover, MA.1. Real estate brokerage services:– Conduct a physical inspection of each property.– Develop and implement strategic marketing plans to attract potential buyers.– Provide traditional listing services, including listings, signage, and digital marketing.– Coordinate and conduct property showings; respond to inquiries from prospective buyers.– Support negotiation efforts in coordination with the town treasurer and tax title attorney.2. Appraisal services:– Conduct physical inspections of properties as needed.– Prepare appraisal reports on the highest and best use and relevant market data.– Provide appraisals suitable for legal, financial, and tax title documentation.– Provide all services typically associated with licensed appraisal professionals.3. Auctioneer services:– Inspect public properties and public sites prior to auction.– Prepare an advertising schedule consistent with auction requirements.– Determine and manage the advertising budget.– Maintain records of all inquiries, including contact information and property interest.– Attend and conduct the auction, including any postponements or cancellations.– Assist with post–auction documentation, including bid forms and required notices.(2) All question must be submitted no later than November 29, 2026.(3) A contract period will be for one year.
