Description
The City of Ridgefield will be hosting a Contractor Open House for the Ridgefield Recreation and Community Center project. The intent of the Contractor Open House is to provide a forum for interested General Contractors to review the project and provide input based on the listed questions included. While other questions will be allowed at the Open House, not all questions will be answered nor will all recommendations from Contractors be incorporated into the project. This is not a request for bids nor is it a request for qualifications; it is simply a forum being used by the City of Ridgefield to gather input from General Contractors. The project site is located at Northwest Corner of Pioneer Street and N Discovery Drive in Ridgefield, WA. The project consists of a new two-story building of approximately 43,000 square feet plus sitework and landscaping. The facility will serve as a community and fitness center with a Natatorium. The building will be constructed as two conjoined buildings on two separate lots with two tenants, consisting of the Community Center (8,000 square feet) and the Recreation Center (35,000 square feet), with an area separation wall between them. The work includes, but is not limited to the following scope: • Demolition of existing site work including existing access road, sediment fencing, landscaping, and existing above and below grade utilities. • Sitework includes storm detention facilities, utilities, concrete and asphalt paving, curbs, wheel stops, landscaping, and site signage. • The new building is Type II-B Construction and is fully sprinkled. Construction is a mix of concrete, steel, and cross laminate timber construction. Floors are concrete slab on grade for the ground levels and concrete slab on metal deck for elevated levels. Exterior cladding consists of metal panel, brick, wood siding, aluminum storefront, and curtainwall. Roofing consists of single ply membrane over rigid insulation. • The project contains identified and delineated wetlands. We are considering making the Outdoor Fitness 215 and alternate. So the base bid would be a simple single ply membrane roof. The Alternate would be to add the access door, structural supports, covered roof, pavers, metal wall panels, and a green roof on the remaining portion of the lower roof. Do you see this as an alternate that is easy to quantify? 2. The current design calls for the use of the Myrtha Pool System. We are considering an alternate to change to a traditional full concrete and plaster pool. Do you believe that one construction method would be a significant cost savings over the other? Do you feel that one system would be more difficult to procure over the other? 3. We are considering the following item as an alternate on the project, do you see this as an alternate that is easy to quantify? Do you feel that either the base scenario or the alternate would be difficult to procure? a. Description: In lieu of the CIP balance tanks, provide option for manufactured fiberglass balance tanks for the Leisure and Lap pools. Mermade 72” surge tanks minimum (1320 total gallons, 721 gallons minimum surge capacity. Remove step-up floor slab on main level pool mechanical room. Provide 36x36” (minimum) hatches in floor above to facilitate access to manways at top of balance tanks. 4. The structure for the gym is calling for some large pre-cast concrete panels. Do you anticipate having an issue procuring the panels or shipping them to the site? 5. We are interested in alternatives for the retaining wall construction. Do you have any recommendations for alternative retaining wall construction techniques that meet the aesthetic requirements per requirements of the Ridgefield Municipal Code – Chapter 18.740.030. 6. The project is considering revising our smaller exterior windows to fiberglass frames in lieu of the metal frames. Do you believe this would be a cost add or credit? What is your experience with installing fiberglass windows (good or bad)? 7. We are considering the following Unit Prices and Bid Allowances on the project, do you advise us to have any additional ones? a. Excavation and export of unsuitable soils (unit price and bid allowance) b. Import and placement of select structural fill (unit price and bid allowance) c. Import and placement of CDF backfill (unit price and allowance) 8. Would you advise that an area of parking lot be allowed to be placed in two lifts? The intent would be for the contractor to use a portion for their job trailers but not storage of materials or equipment. Contractors are required to register for a free account via the City’s e-Procurement Portal hosted by OpenGov Procurement.
