(1) Vendor needs to provide construction manager at risk services to the government authority located in Burlington, VT.• Exterior masonry in need of refurbishment on the building.• Historic 1904 windows in poor condition and 1981 addition windows at reduced efficiency.• Structural deficiencies in timber roof beams and purlins of the building.• Leaks, damage, and poor drainage in building roofing and gutter systems, and minor damage to slates and metal trim.• Foundation and masonry work needed on exterior stairs.• Accessibility improvements needed throughout, particularly at doors, toilet rooms, and site circulation.• Worn, broken, and damaged interior finishes, casework, specialties, and accessories.• Mechanical systems lacking modern efficiency measures (no condensing boilers, no variable–frequency drives, non–operational pneumatic controls).• Electrical switchgear nearing end of life (installed circa 1981).• Plumbing infrastructure with inefficient fixtures and non–operational recirculation.(2) All question must be submitted no later than July 21, 2026.(3) A contract period will be for one year.
