Vendor needs to provide professional audit and tax services to the government authority located in Chesterfield, MO. – A revenue study to support the potential issuance of municipal bonds related to the Project.– The redevelopment is envisioned to consist of the following components:• Over 800,000 gross square feet of retail, restaurant, and amenity space;• A public, terraced plaza with a floating stage and garden; and• Over 750 luxury residential units of varying typology, ownership, and density.• Market analysis and revenue study– Using information on currently completed development and housing units under construction, prepare independent future revenue modeling with respect to property and other tax revenues expected to be generated by the Project over the lifetime of applicable incentives. – Using market data and third–party support, estimate property tax values for the various components of the Project. – Using market data and third–party support, estimate taxable retail sales for various components of the Project. – Using market data and third–party support, estimate likely hotel room and related sales for the hotel component of the Project. – Provide market commentary with respect to how your firm expects the project to perform given geographic, population density, and tourism characteristics.
