(1) Vendor needs to provide appraisal services to the government authority located in Stockton, CA.• The selected consultants shall provide all professional services necessary to complete appraisals, appraisal reviews, valuation analyses, acquisition–related valuation services, and related consulting assignments on an as–needed basis.• Assignments may support affordable housing development, acquisition, rehabilitation, new construction, disposition, ground leasing, refinancing, grant or loan underwriting, and other real estate transactions funded or regulated by local, state, and federal programs.• Appraisals for partial and full acquisitions shall include a complete narrative appraisal report and shall comply with all applicable local, State, and Federal laws, regulations, funding program requirements, uniform standards of professional appraisal practice and the specific scope of work issued by the authority.• The appraisal shall include, but not be limited to, the following:• Statement of assumptions and limiting conditions.• Value to be estimated.• Rights or interest to be appraised.• Date of value.• Description of property:• Location, present use, total area, zoning, special features, statement of known and observed encumbrances, identification condition of improvements (leased, amount, length, name of lessee, etc.) similar description for remainder where applicable.• Date personally inspected.(2) All question must be submitted no later than September 28, 2026.(3) A contract period will be for one year.
