(1) Vendor needs to provide retro–commissioning, TAB, controls and regulatory support service to the government authority located in Seattle, WA. – Provide retro–commissioning, test/adjust/balance (TAB), controls, and regulatory support services for facilities and infrastructure systems at agency. – The work will focus on identifying, evaluating, and correcting system deficiencies, improving system performance, efficiency, comfort, reliability, and useful life, and supporting safety and regulatory requirements in a complex, 24/7/365 airport operating environment.– Services may include evaluation and improvement of mechanical, HVAC, plumbing, lighting, Direct Digital Controls (DDC), smoke control, and fire protection systems. – Perform retro–commissioning and Test/Adjust/Balance (TAB) activities with controls assistance, to enhance the agency’s facilities and infrastructure systems, including its mechanical Heating/Ventilation/Air Conditioning (HVAC) systems, plumbing systems, lighting systems, and other related systems. • Retro–commissioning:– Provide retro commissioning of airport systems.• Test, adjust, and balance:– Provide test, adjust, and balance services of airport systems.• Controls improvements:– Evaluate the agency’s Direct Digital Controls (DDC) system. – Evaluate the agency’s existing lighting controls systems. • Support safety and regulatory requirements:– Support the agency’s safety and regulatory requirements through testing, reporting, code consulting, and modifying of airport systems including its mechanical, DDC, lighting, and fire protection systems.• Uncover and address system deficiencies:– Test mechanical systems and provide reports with suggested improvements.– Address mechanical and controls deficiencies as requested.(2) All the questions must be submitted no later than August 13, 2026. (3) The contract period will be for five years. (4) Pre–bid conference will be held on August 11, 2026.
