(1) Vendor needs to provide development partner services to the government authority located in Durham, NC.– Develop a comprehensive plan for the site that complements the primary elements of the agency.– The development partner and its team will lead the planning process and propose plan refinements, as needed, for review and approval by agency.– The development partner is responsible for ensuring that the final redevelopment plan is financially viable and implementable.– The development partner will be responsible for all predevelopment planning and tasks, including, but not limited to, environmental and geotechnical testing, analysis of the condition of existing utilities at the site, market and economic analyses, entitlement applications and permits, environmental clearances, and demolition.– The development partner will produce an overall financing plan that maximizes and leverages public and private resources.
