(1) Vendor needs to provide professional real estate brokerage, property valuation, marketing, listing, negotiation, and sales assistance services for multiple District–owned properties that may be offered for sale to the government authority located in Wayzata, MN.– Marketing Services: – The marketing plan shall identify target purchaser categories, target geographic markets, commercial and institutional marketing channels, online marketing strategy, broker–to–broker outreach, direct purchaser outreach, development community outreach, investment community outreach, marketing materials, property photography, mapping and site information, property data packages, advertising strategy, showing strategy, offer solicitation strategy, and recommended marketing timeline– Initial Property Review: – District property documentation; conduct an initial property and site review; identify relevant market characteristics; review applicable zoning and land–use information; identify potential purchaser profiles; identify potential redevelopment opportunities; identify known marketability issues; identify information gaps that could affect marketing or sale; and recommend additional due diligence, studies, surveys, or professional services when appropriate.– Sales Strategy: – The proposer shall describe its approach to determining the appropriate sales strategy for each property, including recommended listing strategy, listing price, expected marketing period.(2) A pre–proposal meeting will be held on October 19, 2026.(3) All question must be submitted no later than October 23, 2026.
