(1) Vendor needs to provide property management services to the government authority located in Redondo Beach, CA.1. General management and operations:– The selected firm shall serve as the city’s operational agent for day–to–day property management activities, including coordination with designated city departments in accordance with section 2C additional requirements #1, attendance at city meetings, briefings, and performance reviews, and implementation of operational policies aligned with city requirements.2. Leasing administration:– Maintain a current lease‑expiration schedule and provide monthly updates as part of required reporting.– Notify the city in writing at least 180 days prior to any lease expiration and include a recommended action for renewal, renegotiation, or re‑tenanting, supported by relevant market context.– Initiate and track renewal discussions with tenants well in advance of lease expiration, at the city’s direction, ensuring no tenancy lapses.3. Tenant relations and engagement:– All tenant inquiries received and the date/time of each inquiry.– Nature of each inquiry (service request, operational issue, general question).– All tenant complaints, including date received, issue description, and responsible party.– Status of complaints (open, in progress, resolved) with resolution dates and actions taken.– Any escalations, including reasons for escalation and parties involved.– After‑hours emergency calls, including type of incident, response actions, and outcomes.– Tenant compliance status, including missed payments, lease violations, or operational non‑compliance.(2) An optional pre–bid conference will be held on September 28, 2026.(3) All question must be submitted no later than October 02, 2026.(4) A contract period will be for one year.
