LEASE OF BOROUGH-OWNED REAL PROPERTY - FOR THE DESIGN, CONSTURCTION, MANAGEMENT, & MAINTENANCE OF A 160 FOOT MONOPOLE CELL TOWER AND RELATED FACILITES

The Borough of Bergenfield is issuing this Request For Bids ("RFB") to secure a qualified wireless facilities provider(s) or wireless facilities and communication service provider(s) ("Provider") interested in designing, engineering, permitting, constructing, operating, maintaining, and leasing a wireless communications support facility ("WCSF") to be constructed on borough-owned real property within the Borough of Bergenfield, Block 13, Lot 2, located at 230 North Washington Street and Dagget Street (aka Kipp Avenue See #Attachments ), the purpose of providing reliable wireless voice and data services to the general public, borough staff, and public safety employees in the Borough of Bergenfield. The successful bidder will be responsible for the installation and cost of all equipment necessary to support, maintain, and manage tower operations together with the necessary support equipment and structures, related infrastructures and improvements in the area. Final designs for the Tower and all other site improvements shall be submitted to the Borough by the bidder and shall be subject to approval by the Borough, in its sole and absolute discretion. Current zoning allows for a monopole cell tower up to 180-feet in total height. Bidders responding to this RFB shall propose a tower of such height, capacity, and structural integrity that it will be capable of providing reliable coverage in the Target Areas. The Provider should indicate in their Bid the anticipated signal strength levels (coverage) in the Target Area using standard industry cell location techniques and antenna locations on the proposed Tower. The Borough understands this information is theoretical and may vary significantly in actual practice.
