(1) Vendor needs to provide comprehensive asset management and mobile home park management services to the government authority located in La Verne, CA.– Provide comprehensive management, operation, maintenance, and resident services.– Maintain separate management budgets, cost proposals, financial reporting, and operational information for country club and mobile home park.– Provide experienced on–site management services and appropriate corporate–level oversight.– Support positive resident relations through timely communication, complaint resolution, and consistent enforcement of community rules and regulations.– Maintain accurate financial records, collect rents and other charges, and provide regular financial and operational reporting to the city.– Provide complete day–to–day management services for each property, including administration, resident services, property oversight, and coordination of operational activities.– Transition process shall include review of existing operations, financial records, resident information, maintenance needs, contracts, vendor relationships, rules and regulations, leases, pending resident issues, and other information necessary to assume management responsibilities.– Responsible for coordinating the maintenance, repair, and preservation of each property.– Provide comprehensive financial management services.– Maintain procedures for responding to emergencies, urgent maintenance issues, resident safety concerns, and operational disruptions.
