(1) Vendor needs to provide facility conversion construction services to the government authority located in Austin, TX. – Construction project involves the rehabilitation and preparation of a historic facility for dual–use functionality: an early childhood learning center on the lower two floors and administrative office space on the top floor, operated by agency.– Exterior preparation and interior demolition/remediation, designed to stabilize the building envelope, complete hazardous material abatement/interior demolition, and prepare the core and shell.• Exterior fire exit stairs: Safely demolish and dispose of existing exterior fire stairs, furnish and install new code–compliant exterior steel fire stairs, including all structural connections, landings, handrails, and anchors per architectural and structural drawings.• Fenestration and building access: Demolish and remove existing exterior windows and exterior doors; supply and install new exterior door assemblies, complete hardware, and window units, ensuring weather–tight integration with adjacent wall assemblies.• Roof drainage systems: Remove existing exterior downspouts and install new heavy–duty downspout assemblies tied into existing drainage features and rainwater discharge pathways.• Targeted roofing repairs: Perform localized roofing repairs, flashing, and membrane sealing around new mechanical, electrical, and structural roof penetration locations to maintain valid roof warranties and envelope integrity.• Stucco coating rehabilitation: Execute selective surface preparation, spall removal, crack injection, and localized patch repair of existing exterior stucco finishes.• Exterior protective coating: Clean, prepare, prime, and coat all exterior stucco surfaces using specified exterior–grade masonry/elastomeric paint systems.• Interior selective demolition: Demolish and remove all non–structural interior partitions, wall assemblies, ceiling grids, millwork, and applied floor finishes back to bare substrate.• Structural floor openings and interior feature demolition: Demolish existing interior platform elevated structure and interior stair assemblies, core and cut new structural floor chase openings as required for future utility disstribution.(2) All the questions must be submitted no later than September 8, 2026. (3) Virtual pre–bid conference will be held on September 1, 2026.
