(1) Vendor needs to provide high–quality multifamily and mixed–use housing development service to the government authority located in San José, CA.– The Property is available for a multifamily housing transit–oriented development (TOD) project, which may include a mixed–use program• Increase transit ridership and accessibility by improving station visibility, pedestrian and bike safety, wayfinding, and circulation.• Develop a vibrant, high–quality, transit–oriented community with outstanding urban design and active public spaces.• Generate revenue to support agency transit operations.• Maximize residential density while delivering a mix of affordable housing units serving a range of income levels.• Enhance inclusivity through universal design principles and community engagement in planning and development.• Optimize transit use and accessibility and reduce vehicle miles travelled through transportation demand management (TDM) features.• Incorporate resilient, green building design that supports long–term environmental performance and advance progress toward net–zero energy and carbon goals.• Support agency policies by aligning with the agency Policy and Affordable Housing Policy (Appendix 1) and ensuring that the units designated as affordable remain so for the duration of the ground lease.• Provide workforce development opportunities, including construction apprenticeships, to support local career pathways.(2) The contract period will be for one year.(3) All the questions must be submitted no later than August 7, 2026(4) Optional Site Walk will be held on August 3, 2026
