Conceptual Development Program Describe the proposed mix of uses (e.g., residential, retail, office, hospitality, structured parking, and public/open space). Provide approximate program elements, including: • Number of residential units • Gross square footage of non–residential uses • Number of structured parking spaces (at least twice the existing count for public spaces) •Approximate area of public and open spaces2. Site Planning, Pedestrian Walkway, and Design Approach Describe the overall site plan, including: • Building locations and orientation • Vehicular access points and internal circulation • Service/loading areas • Relationship to surrounding streets and propertiesExplain the organization of public hardscape plazas within the development, including: •Approximate size and layout between buildings or components • Primary functions (e.g., seating, outdoor dining, small events) • Relationship to the pedestrian walkway and adjacent active uses Describe the structured parking facility or facilities, including: • Location within the site • Access and circulation design(2) The contract period will be for one year.(3) All the questions must be submitted no later than July 16, 2026
