EXTRA-73302 - USA (Sedona, Arizona) - Third-Party Plan Review Services - Deadline August 12,2026

(1) Vendor needs to provide third–party plan review services to the government authority located in Sedona, AZ. – Provide plan review services for some or all of the following disciplines, as assigned by the City on a project–by–project basis:• Building (structural, architectural, life safety) – current adopted edition of the International Building Code (IBC), International Residential Code (IRC) and International Existing Building Code (IEBC), as amended by the agency• Mechanical, Electrical, and Plumbing (MEP) – current adopted IMC, IFGC, NEC, and IPC • Energy Code compliance (current adopted IECC)• ADA/accessibility compliance – ADA, current adopted edition of the International Building Code and ICC/Ansi A117.1.• Fire/life safety, where applicable, in coordination with the local fire authority• Other specialty reviews as requested including pool, spa, photovoltaic and other similar miscellaneous disciplines.• Reviewing submitted construction documents for compliance with applicable codes, ordinances, and adopted amendments via electronic plan submittal. (email, Dropbox, etc.)• Generating clear, itemized correction comments referencing specific code sections• Communicating directly with applicants/design professionals to resolve plan review comments• Conducting re–reviews of resubmitted plans until approval• Returning completed reviews within an agreed–upon turnaround time• Participating in occasional pre–application or plan review coordination meetings (virtual or in–person), as needed• Providing review documentation/markups in a Word format(2) The contract period will be for three years.
