(1) Vendor needs to provide bundle appraisal services to the government authority located in Espanola, NM. • Provide professional appraisal services for sixteen properties located in Counties.• The appraisals will be used to establish fair market value for potential sale, disposition, lien recovery, and compliance with applicable law requiring appraisal of real property prior to sale when the property value exceeds twenty–five thousand dollars ($25,000).• Appraisal services will assist the city in determining current market value, evaluating the recoverability of municipal nuisance abatement liens, supporting future property disposition decisions, and ensuring compliance with applicable statutes governing the sale and transfer of municipal real property.• Appraisal reports that accurately reflect current market conditions, highest and best use, and any factors affecting marketability, including demolition activity, nuisance abatement actions, vacant status, environmental conditions, access limitations, and recorded municipal liens.• Review available property records, ownership data, zoning, access, lot size, improvements, encumbrances, liens, and market conditions.• Identify any conditions impacting value, including nuisance status, demolition history, debris removal, distressed condition, access issues, liens, or other marketability concerns• Provide reports in electronic PDF format and, if requested, hard copy format• Inspect each property as necessary.(2) All the questions must be submitted no later than October 26, 2026.
