CITY OF CALDWELL Request for Proposals (RFP) for the Construction of an Outdoor Amphitheater in Caldwell, Idaho DEVELOPMENT OPPORTUNITY Thank you for your interest in the development of an Outdoor Amphitheater in Caldwell, Idaho, gateway to the Sunnyslope Wine Trail. The proposed development is centered on designing, building, and operating an Outdoor Amphitheater to enhance cultural experiences, foster community engagement, and attract residents and visitors alike. INTRODUCTION The City of Caldwell, Idaho is seeking a qualified developer to lease a City-owned property and develop an Outdoor Amphitheater in an area of the City focused on entertainment and activities. The proposed 14.30-acre site, currently consisting of two baseball/softball fields, is adjacent to Wolfe Field and close to other venues such as the Canyon County Fair building, D&B Arena (Home of the Caldwell Night Rodeo), Simplot Stadium, and the O’Connor Field House. The property is located on the corner of Linden Street and Griffith’s Pkwy. Responsive proposals to this request (“ RFP ”) must demonstrate financial capacity, and a workable planning and business framework for the development of the subject property into a robust addition to the ongoing development activities in the City of Caldwell. Preference is given to projects that personify an entertainment-focused venue and the capacity to attract recognizable performers to increase Caldwell’s ability to become a regional destination. Preference is given to projects that consider the integration of adjacent parcels within this development, which creates a more comprehensive vision for the area. Development must be consistent with the vision and other principles described herein. As Caldwell has evolved into a destination for the Treasure Valley, the City is seeking interest in an Outdoor Amphitheater project with the following amenities: Large-scale venue capable of hosting a wide range of musical and/or culturally relevant activities A venue that could host or attract nearby ancillary activities such as a brewery, restaurant, hotel, or agriculture-related events Ability to effectively connect the corporate City limits of Caldwell to the broader Sunnyslope Wine Region nearby Serve as a venue that supports local wineries and products Provide a benefit to the nearby properties and express a desire to collaborate with the Caldwell Night Rodeo, Simplot Stadium, and Canyon County Fair for the well-being of all the associated activities in the area
