(1) Vendor needs to provide property management and related services to the government authority located in Tempe, AZ. – Provide property management services, which includes but is not limited to, commercial leasing, brokerage assistance and other related services, on an as–needed basis.• Leasing services for agency designated properties on a percentage of gross revenue collected.• Collection of all rents, tenant charges, and other amounts due under leases.• Payment of all bills and expenses, including agency and State sales tax.• Maintain a separate property management account for the property and remit monthly net proceeds to the agency, accompanied by all supporting financial documentation, including the Cash Disbursements Book, Cash Receipts Book, Bank Reconciliations, Invoices, agency and State Sales Tax Returns, Balance Statement, and other applicable records.• Preparation of an annual operating budget and reconciliation of common area maintenance (CAM) charges to tenants.• Providing a monthly management report, with supporting documentation, as required by the agency.• Handling tenant relations and responding to tenant requests and concerns.• Collecting and maintaining current Certificates of Insurance from all tenants, based on the potential risks associated with each tenancy. Copies of all tenant insurance certificates shall be kept on file and forwarded to the agency Risk Manager. The agency reserves the right to reevaluate required minimum insurance limits throughout the term of the contract based on market conditions.• Implementation of a preventive maintenance program for the property.• Supervision of all independent contractors providing services to the property.• Soliciting competitive bids for property services when services are not already under contract.• Routine inspection of the property and common areas to ensure they are maintained in accordance with industry standards and agency requirements. The agency reserves the right to inspect the property and common areas at any time.(2) All the questions must be submitted no later than September 17, 2026.
