(1) Vendor needs to provide progressive design–build services to the government authority located in Kirkland, WA. – The project includes the renovation, expansion, and modernization of the agency, an outdoor aquatic facility serving residents throughout the community. • Restroom building renovation and expansion: Renovation of the existing restroom and locker room building, including modernization of existing facilities and construction of a building addition. • Lifeguard/mechanical building renovation and reconfiguration: Renovation and reconfiguration of the existing building to support pool operations and accommodate new mechanical equipment.• Activity pool replacement: Removal of the existing wading pool and construction of a new, larger activity pool designed to better support youth swim lessons, recreation programming, and community use.• Pool mechanical system replacement: Replacement of the existing pool mechanical systems and associated infrastructure.• Deferred maintenance and site improvements: Implementation of priority deferred maintenance improvements identified in the 2025 facility assessment and feasibility study.– This includes pool deck repair or replacement, site grading, utility improvements, drainage enhancements, accessibility upgrades, and other related site improvements.• Future enclosure: The agency may also direct the design–build team to advance planning, design, and cost estimating for a potential future pool enclosure that could support year–round aquatic operations.• The scope will include all architectural, structural, civil, mechanical, electrical, plumbing, and landscape improvements necessary to deliver a safe, functional, and fully operational aquatic facility.(2) All the questions must be submitted no later than September 10, 2026. (3) Non–mandatory virtual pre–bid meeting will be held on September 3, 2026.
