(1) Vendor needs to provide parking management services to provide professional parking–facility management, operations, maintenance, revenue administration, and commercial retail lease–administration services to the government authority located in Nashville, TN.– Services include customer service, staffing, parking and access operations, revenue collection and reconciliation, financial and operational reporting, equipment and system administration, security coordination, preventive and corrective maintenance, retail lease administration, and transition services.1. Parking operations and customer service:– Manage day–to–day garage and surface–lot operations, including opening, closing, access, traffic flow, space availability, and coordination with agency.– Administer transient, monthly, reserved, validated, event, tenant, employee, and other parking programs authorized by agency.– Plan and manage event operations, traffic control, ingress and egress, temporary staffing, signage, and coordination with nearby venues or public agencies as required.2. Revenue management and financial reporting:– Collect and safeguard all parking and approved ancillary revenue through agency –approved systems and payment methods.– Deposit or remit funds in the manner and frequency directed by agency and provide supporting transaction–level documentation.– Provide monthly and annual statements showing gross revenue, transaction counts, validations, refunds, operating expenses, management fees, capital expenditures, accounts receivable, and net revenue payable to agency.3. Commercial retail lease administration:– Invoice and collect rent, common–area maintenance charges, and other amounts due; maintain tenant ledgers; follow up on delinquencies; and remit collections to agency.– Coordinate cleaning, inspections, maintenance, repairs, utilities, and other approved common–area obligations affecting the retail space.4. Systems, equipment, security, and maintenance:– Operate and maintain access–control, revenue–control, pay–on–foot, pay–by–space or pay–by–plate, license–plate recognition, validation, permit, and related systems used at the facilities.– Coordinate monitoring, cameras, alarms, lighting, emergency communications, access controls, incident response, and related security functions assigned under the contract.(2) All question must be submitted no later than September 25, 2026.(3) A contract period will be for one year.
