(1) Vendor needs to provide real estate brokerage and advisory services to the government authority located in Yakima, WA.• The services may include assisting the City with the evaluation, acquisition, purchase, leasing, marketing, and disposition of real property, including City–owned property that may be declared surplus and property that the City may determine is appropriate to acquire for municipal, operational, public, economic development, infrastructure, or other governmental purposes.• General Real Estate Advisory Services1. Review available information regarding real property identified by the City for potential acquisition, disposition, lease, or other real estate purposes.2. Provide current real estate market information, trends, comparable sales, rental information, and other relevant market intelligence.3. Provide professional opinions and recommendations regarding market value, listing or asking price, purchase price, rental value, marketability, and other relevant economic considerations.4. Advise the City with potential real estate opportunities, market conditions, property availability, and transaction considerations.5. Assist the City with evaluating potential real estate transactions and identifying issues that may affect the City's interests, including location, use, zoning, access, development potential, marketability, and transaction costs.6. Identify and disclose actual or potential conflicts of interest and comply with all applicable Washington laws, licensing requirements, and professional standards.• Property Acquisition and Purchase Services1. Assist the City in identifying properties that may meet specified City requirements or objectives.2. Conduct market research and provide information regarding properties available for purchase and, when appropriate, properties that may not currently be listed for sale.3. Conduct outreach to property owners, listing brokers, developers, property managers, and other appropriate parties regarding potential acquisition opportunities.4. Research and provide information regarding ownership, property characteristics, market conditions, comparable transactions, and other publicly or commercially available information relevant to a potential acquisition.5. Assist the City in evaluating potential purchase prices and terms and provide recommendations regarding offers or acquisition strategies.6. Arrange or assist with property tours, site visits, inspections, and communications with property owners and their representatives.(2) The contract period will be for one year.
