(1) Vendor needs to provide commercial real estate advisory and brokerage services to the government authority located in Boston, MA. – To establish a contractual relationship with a firm capable of delivering commercial real estate services on an as–needed basis to supplement internal capacity, provide specialized expertise, and support both ongoing operations and strategic initiatives.• Advisory Services.– Perform and provide a comprehensive assessment of the current Authority portfolio, to develop an organizational needs assessment to determine the best use and value of current and future properties. – Perform market studies to determine the current commercial real estate market. – Review and analyze impacts of any federal, state, and/or local laws, regulations, or ordinances that may impact any real estate transactions contemplated by the Authority – Provide reports on the progress and results of Offeror/ Proposer’s activities • Brokerage Service – Prepare an analysis of the likely cost to the Authority of any property it is contemplating buying or leasing – Prepare an analysis of the likely revenue resulting from any property the Authority is contemplating selling or leasing – Prepare any marketing materials necessary for any transaction – Support the Authority in negotiating the specifics of any acquisition or disposition transaction – Attend and prepare presentations for internal and possible public meetings, meetings with abutters and community groups, and meetings with elected officials. – Manage all customary commercial real estate broker activities and services associated with the particular acquisition or disposition.
