(1) Vendor needs to provide fire suppression system preventative maintenance service to the government authority located in Holyoke, MA.• Wet Pipe & General System Requirements – Main Drain: Conduct a main drain test annually to verify water supply conditions. – Control Valves: Close and open all control valves annually to ensure proper operation. – OS&Y Valves: Lubricate and exercise Outer Screw and Yoke (OS&Y) valves annually. – Supervisory Switches: Test all supervisory switches semi–annually. – Waterflow Alarms: Test mechanical waterflow alarms quarterly and electrical waterflow alarms semi–annually. – Valve Supervision: Verify and record that all Main, Post Indicator Valves (PIV), and zone valves are properly supervised. – Alarms: Test fire alarms quarterly utilizing the inspector's test valves. – Pressure Gauges: Test and replace pressure gauge every five (5) years. – Alarm Valves: Conduct an internal check of all alarm valves every five (5) years. – Anti–Freeze Systems: Test anti–freeze loops annually to verify proper solution concentration. • Dry Pipe System Requirements – Low Pressure Alarm: Test the low–pressure alarm component quarterly. – Priming Level: Check and verify the water priming level quarterly. – Flow Testing: Conduct an annual flow test and a comprehensive 3–year flow test. – System Identification: Provide and securely attach high–visibility valve tags to all relevant components. (2) The contract period will be for one year.
