(1) Vendor needs to provide real estate broker services to the government authority located in Waco, TX.– Provide comprehensive on–call brokerage services, including marketing, listing, sale, and acquisition of real property on behalf of the agency.– The Agency seeks brokerage partners with a proven track record of representing municipal, institutional, or large–portfolio clients; a demonstrated ability to reach high–capacity developers andinvestors; and a creative, data–driven approach to positioning properties for highest and best use.– A. Sale / Disposition of City–Owned Real Estate1. Analyze each City–selected property to be sold against all relevant exceptions to theCity’s notice and bid requirements under relevant agency staff to identify the best method for sale to achieve the highest and best use, most impactful for City purposes.2. If sale through Multiple Listing Service (MLS) is deemed most beneficial under #1,list City–owned properties on MLS and other strategic platforms.3. Develop customized property marketing plans that maximize exposure todevelopers, investors, and high–capacity buyers.4. Conduct property valuation analyses, comparative market studies, and absorptionassessments.B. Acquisition Services1. Assist the City in identifying and acquiring parcels for infrastructure, facilities,redevelopment, or long–range planning needs.2. Conduct pricing, market feasibility, and suitability studies.3. Represent the City in negotiations with owners, developers, or brokers.(2) The contract period will be for one year.(3) All the questions must be submitted no later than August 17, 2026.
