(1) Vendor needs to provide professional building plan review and inspection services to the government authority located in Parker, CO. – Provide on–call professional building plan review, inspection, conveyance inspection, and related, code consulting services.– Plan review services:– Building and life safety, including occupancy classification, construction type, allowable area and height, means of egress, fire–resistance–rated assemblies, and fire separation.– Structural, including gravity and lateral load design, foundations, special inspection requirements, and deferred submittals.– Mechanical, plumbing, fuel gas, and electrical.– Energy code compliance for the building envelope, lighting, and mechanical systems,including applicable electric–ready, solar–ready, and electric vehicle readiness provisions.– Building inspection services:– Building inspections are supplemental services expected to be used less frequently than plan reviews.– Before services begin, the Town and Consultant shall mutually agree in writing on inspection scope, qualified personnel, coverage, scheduling, response times, reporting, software access, equipment responsibilities, fees, travel, minimum charges, and any after–hours terms.– Framing, sheathing, and shear wall.– Rough mechanical, plumbing, electrical, and fuel gas.– Insulation and energy code.(2) All the questions must be submitted no later than November 17, 2026.
